Dr. Gina Merritt is an award-winning real estate developer specializing in community development and has made significant strides in the industry since forming her practice five years after earning her MBA. With over 8,000 housing units in various stages of development under her management, she has demonstrated a profound impact on more than 19,000 residents across the country. Dr. Merritt's expertise spans the entire development process, from managing the entitlement process and securing necessary financing to overseeing design and construction. This comprehensive skill set has allowed her to engage with major national developers and high-profile institutions, significantly elevating her profile in the affordable housing industry.
Throughout her career, Dr. Merritt has consulted on over $2 billion in real estate projects and structured over $5 billion in transactions, showcasing the technical expertise and impactful work that black women bring to underserved communities. Her proficiency in financial structuring has been particularly noteworthy, with her underwriting over $5 billion in real estate transactions and providing services for several Community Development Financial Institutions (CDFIs).
Dr. Merritt's firm, Northern Real Estate Urban Ventures (NREUV), continues to push boundaries in real estate advisory and development. NREUV's recent engagements include consulting for the University of Virginia on its Affordable Housing Initiative and assisting the Charlottesville Redevelopment and Housing Authority with their Sustainability Study. The firm is actively managing over $550 million in development projects, with $200 million of that investment concentrated in Cleveland, Ohio, and the remaining projects spread across the DMV (Washington, D.C., Maryland, and Virginia) area.
